Southlake and Westlake sit on the same stretch of SH 114 and are routinely shortlisted together, but they suit different requirements: smaller professional and medical suites in Southlake, corporate campus space in Westlake.
The two cities are five minutes apart, which is why they land on the same shortlist. They are not interchangeable. Southlake's office stock is built around smaller suites near Town Square, feeding off retail, restaurant and residential traffic. Westlake's is built around corporate campuses along Solana, sized and structured for larger, longer-dated commitments.
