Fort Worth
Fort Worth carries the widest range of commercial product in the region, from downtown office and Near Southside medical to the Alliance logistics parks north of the city. It is the market most often used as the pricing baseline when a tenant or buyer compares North Texas options.
Southlake pairs an upscale retail and restaurant core at Town Square with professional and medical office demand along SH 114. Space rarely sits vacant long, so timing matters more here than in most surrounding cities.
Keller is a neighbourhood-services market: retail, medical and small professional suites along Keller Parkway and US 377. Requirements here are typically smaller and more rooted in the surrounding residential base than in the corridor cities.
Colleyville has a small, tightly held inventory of professional and medical space concentrated on SH 26. Availability is the constraint here rather than demand.
Grapevine combines one of the region's strongest retail and hospitality corridors with airport-adjacent office and flex product. Its position at the DFW Airport gateway keeps demand broad across property types.
Roanoke's Oak Street restaurant district gives a small city outsized retail identity, while SH 114 and I-35W bring industrial and flex growth. It sits between the Alliance corridor and the SH 114 office cities.
Westlake is a corporate campus environment, anchored by Class A office along Solana and the SH 114 corridor. Requirements here are larger and longer-dated than anywhere else nearby.
Lewisville is an I-35E industrial and flex market with strong retail corridors and a redeveloping Old Town district. It is often the practical alternative when Alliance pricing or availability does not work.
Flower Mound's commercial space is largely master-planned, concentrated in Lakeside, River Walk and along FM 2499 and FM 407. Office, medical and retail there are aimed at a high-income residential base.
