    Fort Worth vs Dallas: How the Two Sides of the Metroplex Price

    Buyers and tenants weighing the west side of the Metroplex against the Dallas side are usually comparing basis, product depth and labour draw rather than two versions of the same market.

    The two halves of the Metroplex are one labour market and two pricing environments. Fort Worth generally carries the lower basis across office, retail and industrial for comparable product; Dallas carries more depth, more institutional ownership and a deeper buyer pool.

    For an owner-user or a value-add buyer, the basis difference usually decides it. For an institutional buyer needing scale and liquidity, depth usually does.
